Kitchi Landing Resort - Terms and Conditions

1. Introduction: Welcome to Kitchi Landing Resort. By accessing or using our website and services, you agree to comply with and be bound by the following terms and conditions. Please read them carefully.

2. Reservations & Payments

• Deposit Requirements:

  • For bookings made 60 days or more before check-in:

    • A deposit of 50% is due within two weeks of the booking date.

  • For bookings made within 60 days of check-in:

    • A deposit of 50% is due immediately upon booking.

• Payment Methods:

  • We accept major credit cards, debit cards, and cash.

• Rates:

  • Rates are subject to change without prior notice. However, confirmed reservations will be honored at the booked rate.

3. Cancellation Policy

• For cancellations of bookings made 60 days or more before check-in:

  • If canceled 60 days or more before the check-in date, 50% of the deposit will be refunded.

  • If canceled within 60 days of the check-in date, the deposit is non-refundable. However, if the cabin is re-rented, 50% of the deposit will be refunded.

• For cancellations of bookings made within 60 days of check-in:

  • If canceled 14 days or more before the check-in date, 50% of the deposit will be refunded.

  • If canceled within 14 days of the check-in date, the deposit is non-refundable. However, if the cabin is re-rented, 50% of the deposit will be refunded.

• No refunds for early departures or no-shows.

4. Check-in & Check-out

• Check-in Time: 3:00 PM

• Check-out Time: 9:00 AM

• Early check-in or late check-out may be available upon request and subject to availability.

5. Cabin Availability

• Cabins are available from mid-May to mid-October.

• Seasonal Rates:

  • Spring: May 9, 2025 - June 13, 2025

  • Summer: June 14, 2025 - September 1, 2025

  • Fall: September 2, 2025 - October 18, 2025

• Booking Requirements:

  • During Summer, only week-long Saturday to Saturday bookings are accepted.

  • During other times, a minimum stay of 3 nights is required.

6. Housekeeping

• Our cabins are housekeeping units, meaning guests are responsible for daily upkeep and some light tasks upon checkout to assist in a quick turnaround for the next guest.

• We reserve the right to charge an excessive cleaning fee of $250 if the cabin is left in an unreasonable condition upon departure.

• Guests are required to bring their own bath towels, washcloths, and kitchen towels.

7. Resort Rules & Policies

• Smoking: Smoking is prohibited inside all resort buildings and cabins, in accordance with MN Beltrami County no-smoking ordinance.

• Firewood: Due to MN State Law prohibiting the transport of firewood to prevent Ash Borer Disease, guests are not allowed to bring their own firewood. Firewood is available for purchase at $5 per crate or $20 per wagon.

• Pets: Well-mannered dogs are welcome for $40 per day or $200 per week. Pets must not be left unattended in the cabin or on the property, must be kept on a leash, and owners are responsible for cleaning up after them.

• Boat Launch & Dock Space: Guests are not charged for boat launch or dock space.

• Fish Cleaning House: Our fish cleaning house is fully screened, well-lit, and equipped with a large sink and running water.

8. Liability & Safety

• Kitchi Landing Resort is not responsible for lost, stolen, or damaged personal belongings.

• Guests use all resort amenities at their own risk.

• The resort is not liable for accidents, injuries, or medical expenses incurred during the stay.

9. Environmental Commitment

• We use eco-friendly cleaning products to minimize our environmental impact.

• Guests are encouraged to conserve water and energy during their stay.

10. Photography & Media

• Guests may be photographed for promotional purposes. If you do not wish to be included, please inform the management upon arrival.

11. Amendments

• Kitchi Landing Resort reserves the right to modify these terms and conditions at any time. Continued use of our services constitutes acceptance of any changes.
